LAKE TAHOE LAKEFRONT REAL ESTATE
LAKEFRONT PROPERTIES ON THE NORTH SHORE AND WEST SHORE
North Lake Tahoe, on the California side, actually includes properties on both the North Shore and West Shore, from the Crystal Bay Stateline to Emerald Bay. Lakefront properties for sale within this area vary greatly. Depending on lot size, lakefront feet, pier or no pier, age, size, and other amenities, you will find a wide range of prices. So where do you begin if you are looking for a Lake Tahoe lakefront property?
To begin your search you can use the search properties function on this website. Although the information you will find through this website can never replace the valuable information I can personally provide to you, it will give you some general knowledge and possibly help you narrow down your parameters. To fully understand the values of these properties, there are many things to take into consideration. In addition to the actual size, age, or price of a property, the following are few items that must be considered.
Piers. A private pier will increase the value of a property anywhere from $500,000 to $2,000,000.
Lakefront feet. A property’s value will take into consideration the amount of lake frontage.
Size of lot and proximity to highway. Whether a home is situated on a smaller lot within close proximity to the highway, on a smaller lot but away from the highway, or on a larger acreage sized parcel has a lot to do with value.
Exclusive Estate Properties. Generally speaking you will find these properties on the West Shore. These homes are usually on larger acreage parcels which allow for larger homes and provide a peaceful, private setting away from the highway. Many of these properties also provide deep water piers. However, you can also find these estate sized properties on the North Shore, for example on Flick Point, Porcupine Point and some areas of Brockway.
“Mid-range” Lakefront Properties. These properties do not provide the acreage but are desirable due to their locations off of the main highways. These properties can be found on the North and West Shores in areas such as Dollar Point, Tahoe Sierra Estates, the Tahoe Park/Sunnyside area, Meeks Bay, and a few miscellaneous but desirable streets on the North Shore. Additional value is given to these home for the peace and privacy of their off highway location.
Least Expensive Lakefront Properties. These will be the lakefront home you see located on smaller lots and/or directly on the highways, mostly on Highway 28 between Tahoe City and Brockway. You may also find some of these properties on side streets in the Meeks Bay area. For many people these homes offer the lakefront location, great views, access to lake activities/sports, as well as easy winter access for a more affordable price.
Neighborhood Amenities. Some lakefront homes are located in neighborhoods that have Homeowner Association amenities such as beaches, piers, and/or buoys. Dollar Point offers a private beach, pier, buoys, tennis courts and pool.
Split Lakefronts. These are properties which include land on both sides of the highway. The home sits on the land located across the highway from the lake, but the property includes land on the lakeside of the highway which often provides not only beach access, but private pier and/or buoy.
Lakefront Condominiums. There are several different Condominium developments that offer lakefront locations. Again, there are many factors affecting the values of these lakefront condominiums, including general location, age, size, and amenities.
Lakefront Lots. The majority of new lakefront homes are being built where older homes have been torn down. Lakefront lots available for building a home are very rare. As of April 2009 there are only a handful of available lakefront vacant lots. These lots need to be carefully assessed due to the various regulatory agencies that oversee development of “soil sensitive” property within the Lake Tahoe basin.
