North Lake Tahoe, on the California side, actually includes properties on both the North Shore and West Shore, from the Crystal Bay Stateline to Emerald Bay. Lakefront properties  for sale within this area vary greatly. Depending on lot size, lakefront feet, pier or no pier, age, size, and other amenities, you will find a wide range of prices. So where do you begin if you are looking for a Lake Tahoe lakefront property?

To begin your search you can use the search properties function on this website. Although the information you will find through this website can never replace the valuable information I can personally provide to you, it will give you some general knowledge and possibly help you narrow down your parameters. To fully understand the values of these properties, there are many things to take into consideration. In addition to the actual size, age, or price of a property, the following are few items that must be considered.

Piers. A private pier will increase the value of a property anywhere from $500,000 to $2,000,000.

Lakefront feet. A property’s value will take into consideration the amount of lake frontage.

Size of lot and proximity to highway. Whether a home is situated on a smaller lot within close proximity to the highway, on a smaller lot but away from the highway, or on a larger acreage sized parcel has a lot to do with value.

Exclusive Estate Properties. Generally speaking you will find these properties on the West Shore. These homes are usually on larger acreage parcels which allow for larger homes and provide a peaceful, private setting away from the highway. Many of these properties also provide deep water piers. However, you can also find these estate sized properties on the North Shore, for example on Flick Point, Porcupine Point and some areas of Brockway.

“Mid-range” Lakefront Properties. These properties do not provide the acreage but are desirable due to their locations off of the main highways. These properties can be found on the North and West Shores in areas such as Dollar Point, Tahoe Sierra Estates, the Tahoe Park/Sunnyside area, Meeks Bay, and a few miscellaneous but desirable streets on the North Shore. Additional value is given to these home for the peace and privacy of their off highway location.

Least Expensive Lakefront Properties. These will be the lakefront home you see located on smaller lots and/or directly on the highways, mostly on Highway 28 between Tahoe City and Brockway.  You may also find some of these properties on side streets in the Meeks Bay area. For many people these homes offer the lakefront location, great views, access to lake activities/sports, as well as easy winter access for a more affordable price.

Neighborhood Amenities. Some lakefront homes are located in neighborhoods that have Homeowner Association amenities such as beaches, piers, and/or buoys. Dollar Point offers a private beach, pier, buoys, tennis courts and pool.

Split Lakefronts. These are properties which include land on both sides of the highway. The home sits on the land located across the highway from the lake, but the property includes land on the lakeside of the highway which often provides not only beach access, but private pier and/or buoy.

Lakefront Condominiums. There are several different Condominium developments that offer lakefront locations. Again, there are many factors affecting the values of these lakefront condominiums, including general location, age, size, and amenities.

Lakefront Lots. The majority of new lakefront homes are being built where older homes have been torn down. Lakefront lots available for building a home are very rare. As of April 2009 there are only a handful of available lakefront vacant lots. These lots need to be carefully assessed due to the various regulatory agencies that oversee development of “soil sensitive” property within the Lake Tahoe basin.

Lakeview Homes located on the North and West Shores!

Prime lakeview homes are more enticing to some buyers than lakefront homes.  There are a few reasons for this.  If you are comparing lakeview and lakefront homes in the same price range, you will most likely find that you can get more house, a more dramatic view, and a quieter location for the same price.  For some, having the direct lake access is not as important as having a private and peaceful location.

In the North Lake Tahoe area we have a variety of lakeview properties.  You will find peek views, filtered views, big views, pano views and then huge panoramic views.  Some locations provide big views but are adversely affected by road noise, some are distant lakeviews but quieter locations.  When searching for a lakeview property it helps to be familiar with the different locations.

The primo lakeview homes are for the most part located in specific neighborhoods.  My personal first choice location for panoramic lakeviews would be the Dollar Point subdivision, just 2 miles east of Tahoe City.  The prime lakeview homes in this area are located far enough from the highway that you literally can not hear the slightest buzz of a car.  In addition, you have the Dollar Point amenities (including Homeowners beach, pier, pool and tennis courts), and it is an easy access area.  There are a few streets here that have big lakeview homes, but prime panoramic  lakeview homes for sale are few and far between.

There are several panoramic view homes in the Talmont subdivision (near Sunnyside) and also on Rim Drive.  These home are at a much higher elevation and access would not be considered quite as easy.  However homes in Talmont do have access to the Tahoe Park Homeowners’ Association beach, pier and picnic area, which is a nice amenity.  There are a few other locations for big view homes, although due to their location uphill from the highway, they may not be quite as quiet.

Check out these links to three great lakeview properties I have listed for sale:

35 Edgecliff Court

470 Nightingale

202 Edgewood

Squaw Valley, also know as Olympic Valley, is home to Squaw Valley USA, the world class ski resort that hosted the 1960 Olympics.  With 4,000 acres of ski terrain, Squaw Valley offers skiing for a wide range of skill levels, but is probably best know for its many expert runs that are unparalleled by any other resort in the area.

Now considered a destination resort, Squaw Valley offers a variety of activities including skiing, golf, horseback riding, hiking, mountain biking, swimming, ice skating, shopping, and restaurants and bars.

This beautiful valley is surrounded by dramatic mountain peaks and ridges.  With a wide array of homes, condominium and timeshare properties to chose from, there is something for everyone.  Whether you are looking for a luxury home, a ski cabin, or a condominium in a convenient location, there are properties throughout the valley that offer different amenities, views, property sizes and price ranges.

This beautiful and peaceful valley is home to the Alpine Meadows Ski Resort.  With 2,400 acres of ski terrain Alpine Meadows offers plenty of room for skiers of all ability levels.  Many people find it a bit more family oriented and easier to navigate.

Alpine Meadows offers mostly single family homes, although you can find some condominiums at both the entrance and the very end of the valley.  There are several different neighborhoods within the valley which offer a variety of home styles, sizes, views, and prices.

Although Alpine Meadows has skiing, hiking and some swimming ponds, without the golf, shopping and large variety of restaurants and bars you find in Squaw Valley, it would not be considered a destination resort.  Many people find this quiet valley to be a perfect place to live or vacation.
